Do You Need Lintel Replacements?
Many property owners don’t think twice about their lintels, but they serve a critical function in buildings by preventing dangerous stress concentrations and complete structural failure.
While lintels are designed to last for many years, they can fail due to water infiltration and thermal movement. If they fail, the results can be devastating.

- Corrosion: Reddish-brown streaks or patches can form around windows and doors when moisture infiltrates the area, whether from damaged mortar joints, failed weatherproofing, or inadequate drainage. Over time, as the rust expands, it will create pressure that cracks the surrounding masonry.
- Cracks: There are two primary types of cracks that can indicate steel lintel damage: 1) Step cracks, which look like zigzags and often appear when one end of a lintel settles more than the other, and 2) Horizontal cracks, which appear above windows and doors, run parallel to the lintel, and are caused by the lintel sagging under load or losing structural capacity from corrosion.
- Sagging or Bowing: When a lintel deflects, it’s typically because it’s overloaded or has lost strength over time.
- Spalling or Flaking: Spalling brick (when brick breaks away) is very common in older buildings with inadequate weatherproofing and indicates that corrosion expansion is occurring in the steel rebar inside the lintel.
- Window or Door Frame Gaps: If you notice that the lintel is visibly separated from the surrounding masonry, it’s often due to thermal expansion issues. When gaps aren’t addressed quickly, they can lead to water infiltration and accelerated deterioration.

- Thorough, On-Site Evaluation: Our team will evaluate your existing structure to identify the root cause of the issue you’re experiencing, determine your building’s load requirements, and identify the best replacement option for you.
- Action Plan: After our initial inspection, we’ll let you know what we found and our recommendations.
- Replacement: Once you approve our recommendation, we’ll begin the replacement process, including installing temporary supports, using specialized tools to carefully remove the existing lintel, rebuilding portions of the supporting walls, if needed, positioning and installing the new lintel, rebuilding brick, and waterproofing. We use our own special mortar when installing brick and guarantee no mismatches, mortar discoloration, or hard, unblended edges.
